The house is situated in the delightful conservation village of Barr. From its central location in the village the house enjoys an attractive outlook across Stinchar Road and towards the Water of Gregg. The village is in wonderful upland surroundings on the edge of the Southern Uplands.

This substantial house has been extended in more recent times and has benefitted from a number of improvements undertaken over the last 4 years.

The interior is spacious and provides a good balance of accommodation over ground and upper floors. The accommodation provided comprises: a delightful living room with window to front comprising decorative ceiling rose and cornice and an impressive open fire with cast iron fascia and timber over mantle. The Dining Room has an open fire with sandstone surround and over mantle and hearth.

The Kitchen is a lovely space fitted with a range of base and wall mounted cabinets and with an ample work surface space. The floor and splash backs are in marble tile. In the kitchen there is sufficient room for dining. The ceiling over has recessed down lights. From the kitchen there is a timber stair case which affords access to the upper floor in the this newer section of the house. At first floor there is a shower room and bedroom. The Shower Room is fitted with a shower stall with mixer shower unit, with rainforest head, wash hand basin and w.c.. The floor is tiled, the walls are timber channel lined to half height and the ceiling is fitted with down lights.

Moving to the first floor in the original part of the house the stair alights on a landing from where there is access off to two bedrooms and bathroom. There is a window to rear over the stair well. Bedroom 1 has window to front. This is a double bedroom which further comprises a fireplace in a cast iron surround. Bedroom 2, also a good size double has window to front, a built in press housing hot water cylinder and a fireplace with cast iron surround. Rounding up the accommodation is the bathroom with window to front. The bathroom comprises: a roll top bath on claw feet and over is a shower with rainforest head; wash hand basin; and w.c.. The walls are timber channel lined to half height.

Windows, in keeping with the origins of the house are in PVC sash casements and double glazed and central heating is by way of oil. There are working timber shutters to the living room, dining room, bedroom 1 and bedroom 2 windows. >br />
There is a really good size garden at the back of the house. The garden is level and is enclosed by wall and timber paling fence. Mainly in lawn the garden is a great space from where a view can be enjoyed west towards the hills surrounding the village. At the immediate rear of the house is a gravelled area where there is access to an outhouse which has recently been refurbished and has useful power and lighting. At the top of the garden there is a tin shed included in the sale.
