Living Room Living Room Kitchen Dining Room Bedroom 1 Bedroom 1 Bedroom 2 View along Changue Road

Description
The cottage, which is end of terrace and single storey formation, is of traditional random stone construction under a pitched slate roof with later extension to the rear. The cottage is deceptively spacious and provides a great balance of accommodation comprising: Entrance Vestibule with timber front door and timber/glass inner door. The L shape Hall provides access to the living room, kitchen, 3 bedrooms (or dining room) and bathroom. The attractive Living Room has window front and side and comprises beam effect ceiling together with a multi fuel stove in a red brick surround. The Kitchen is light and airy and has as its focal point a Rayburn which runs by way of LPG. The kitchen is equipped with a good range of cabinets extending at base and wall mounted levels with tiled splash backs, inset sink unit and integrated dish washer and washing machine. There is ample dining space. The Master Bedroom is a spacious double with front facing window and multi fuel stove. Of the master bedroom there is an En Suite wet room which has tiled floor and walls and comprises electric shower unit, wash hand basin and WC. Bedroom 2 is a double bedroom with window to front and two built in wardrobes. The third Bedroom is presently used as a dining room. This room has 2 windows to front and would make a roomy double bedroom.

The floored and lined attic is a large space running the entire length over the ground floor footprint. Subject to obtaining the appropriate local authority consent and architectural advice the roof space could be further developed to provide further living space. Windows are mostly double glazed in uPVC casements and are of sash type. The Velux windows are double glazed in timber casements. Central heating is by way of solid fuel this from the multi fuel stove in the Living Room. The accommodation is in good decorative order.

At the rear of the house is a small easy to manage garden. Steps lead up from the back door to an area which is lawn and there are gravelled and paved paths. There is a right of pedestrian access to the garden via a pathway which leads from the adjoining street known as Glenginnet Road.

The cottage is situated in a good position within the village within a short walk from the excellent village primary school and with a pleasant front facing aspect over Changue Road towards the burn known as the Water of Gregg. Barr is situated in an upland position in rural surroundings. In the village there is a community run shop, bowling green and church, children′s play park and medical centre. Various societies operate from the village community centre and events are held from time to time. A scheduled bus service operates from Barr on Mondays, Wednesdays and Fridays to connect with Girvan rail facilities.
