Living Room Living Room Kitchen Conservatory Bedroom 1 Bedroom 2 / Dressing Room Bedroom 3 / Study Garden

Description
Situated in a popular terrace street, this attractive detached cottage is less than 300 yards from Girvan′s seafront. The cottage is in good heart having been improved and maintained by the present owners and will have its origins dating from early 1800s. The cottage is principally of traditional random stone construction with a more recent addition to the rear being in brick. The sellers had the cottage re-roofed about 7 years ago. The main roof is pitched and overlaid with tiles.

The interior of the cottage is nicely decorated and all on the level accommodation comprises: Entrance Vestibule with double glazed uPVC front door, tiled floor and double glazed inner door to hall. The Hall provides access off to the living room, bedroom 1, pantry, shower room and kitchen. There is a timber / glass ceiling hatch which sheds natural light into the hall. The Living Room, to the front of the house has 2 windows and is a nicely proportioned room featuring an impressive fireplace which comprises an oak over mantle, cast iron fascia, tiled cheeks, quartz hearth and a living flame gas fire. Off the living room is a door through to a study but equally this room could be used as a single bedroom. The Study, with window through into the conservatory, is presently fitted with shelving. Bedroom 1, to the front of the house is a good size double bedroom with a fitted wardrobe which consists of sliding mirror doors and within it is equipped with hanging space and shelving. Off bedroom 1 is the dressing room or what would be the third bedroom. The Dressing Room has window to rear. The walk in Pantry, with Velux window to rear is a clever use of space: fitted with shelving, room for a fridge/freezer and housing the central heating boiler and a hatch through to the kitchen. The Shower Room, with window to side is well appointed and comprises wide and low threshold shower tray with glass/chrome screen and mixer shower, wash hand basin and vanity unit and w.c. The walls are tiled. The Kitchen which is of L shaped configuration, has window to rear and double glazed/uPVC door connecting through to conservatory. The kitchen is fitted with a stylish range of cabinets which extend at base and wall mounted levels and incorporate oak work surface. The Conservatory is presently set up to provide dining space and comprises double glazed sliding uPVC patio door to garden and a mono-pitched poly carbon roof. The conservatory further incorporates a feature brick wall and a wall which is channel lined in pine.

The sellers purchased the property in November 2010 and over the 7 years of their ownership a variety of valuable improvements have been undertaken including: re plastering and repainting all the internal walls with the exception of the entrance vestibule and conservatory; new carpets and floor coverings in every room; as has been previously mentioned installing a new roof and also fitting new rainwater goods comprising gutters and downpipes; renewing the chimney and lead flashings; fitting Velux windows over the loft and pantry; the gas central heating boiler was renewed at the time and has recently been serviced (January 2018); new radiators were fitted; kitchen refitted at the same with the shower room.

Decoratively the cottage is very well presented inside and out. Internal doors, skirtings and architraves are in pine. There is a Ramsay ladder which affords access to a partly floored loft which we are advised has been recently insulated. The impressive fireplace in the living room was also installed by the sellers and the gas fire fitted thereon was serviced in January 2018.

The Garden is walled and fashioned in such a way as to afford easy maintenance. The garden space predominantly comprises paved areas with planted borders. There is an outbuilding fitted with light and power and this is where the sellers have their tumble drier and spare freezer. There is a pathway at the side of the house which connects to a timber gate back on to Greenside.

Comfortable, cosy cottage in a great location for easy access to all local amenities including towns main street, parks, schooling, the new swimming pool and gym facilities and harbour. Early viewing is highly recommended.
