The sellers purchased the property in November 2010 and over the 7 years of their ownership a variety of valuable improvements have been undertaken including: re plastering and repainting all the internal walls with the exception of the entrance vestibule and conservatory; new carpets and floor coverings in every room; as has been previously mentioned installing a new roof and also fitting new rainwater goods comprising gutters and downpipes; renewing the chimney and lead flashings; fitting Velux windows over the loft and pantry; the gas central heating boiler was renewed at the time and has recently been serviced (January 2018); new radiators were fitted; kitchen refitted at the same with the shower room.

Decoratively the cottage is very well presented inside and out. Internal doors, skirtings and architraves are in pine. There is a Ramsay ladder which affords access to a partly floored loft which we are advised has been recently insulated. The impressive fireplace in the living room was also installed by the sellers and the gas fire fitted thereon was serviced in January 2018.

The Garden is walled and fashioned in such a way as to afford easy maintenance. The garden space predominantly comprises paved areas with planted borders. There is an outbuilding fitted with light and power and this is where the sellers have their tumble drier and spare freezer. There is a pathway at the side of the house which connects to a timber gate back on to Greenside.

Comfortable, cosy cottage in a great location for easy access to all local amenities including towns main street, parks, schooling, the new swimming pool and gym facilities and harbour. Early viewing is highly recommended.
