Living Room Kitchen Dining Room Bedroom 1 Bedroom 2 Bedroom 3 Shower Room

Situated amidst delightful rural surroundings on the edge of the village of Barrhill this is an attractively presented 3 bedroom, detached house built circa 25 years ago and being sold by the first owners from new.

The house occupies a slightly elevated position and stands in a substantial area of ground which is fashioned in such a way as to make for easily kept areas of gravel and driveways etc. There is also an area of ground to the south side of the house which is planted with larch.

The splendid east facing site affords a lovely outlook towards the surrounding countryside.

The house is single storey and the all on the level accommodation comprises: Entrance porch with double glazed main door and stylish arch window to front. The vestibule has an oak floor, a timber channel lined ceiling and a timber inner door to hall. The Hall provides access to the living room, dining room, kitchen, shower room and all three bedrooms. There are two built in cupboards, one of which houses the electrical switch gear. The Living Room, with windows to front is a well proportioned space with a feature fireplace incorporating a timber over mantle with decorative tiled cheeks and cast iron fire surround with arched alcoves to either side. The Dining Room has window to side and is a nice bright room. The Kitchen, with dual aspect, windows rear and side is fitted with a range of base and wall mounted cabinets with inset sink and mixer tap. There is ample space within the kitchen for dining. Double glazed door leads to the conservatory. Conservatory is double glazed on three sides and had a mono pitched poly carbon roof. The floor is tiled. From the conservatory there is access out to the back garden. Shower Room, with rear facing window comprises wash hand basin in vanity unit, shower stall, w.c and built in cupboard. Bedroom 1, with window to front is a good sized double bedroom with built in wardrobe. Bedroom 2, with window to rear is a double bedroom again with built in wardrobe. Bedroom 3, with double glazed window to front is a double bedroom.

The interior of the house is in good decorative order. Heating is by way of modern electric storage heaters which operate on what is known as a dual heat system which comprises a fan operation and also thermostatic regulation, this in turn making the heating much more efficient than the older type of storage heater. Windows are double glazed and casements are a combination of uPVC and hardwood.

The house further extends to provide an attached garage. The Garage is 26′ x 9′ 10" and is a substantial space with light and power and further storage up in to the roof rafters. The garage affords scope to further extend the footprint of the house and accommodation could easily be created within the garage space. Any such development of the garage would be subject to obtaining the appropriate local authority consent.

Willarch is tucked away in a partly wooded setting at the south end of the village of Barrhill. Barrhill has a primary school, small shop, bowling green, doctors surgery (part time), on the outskirts of the village there is a railway station which offers connections North to Girvan and onward to Ayr / Glasgow, South to Stranraer.
