Living Room Kitchen Dining Room Bedroom 1 Bedroom 2 Bedroom 3 Bedroom 4 Bathroom

This is a delightful, detached period house in an attractive setting in the heart of Colmonell, a pretty South Ayrshire conservation village. Behind and beyond the house is a beautiful rural landscape which forms the Stinchar Valley. The Yett is a very distinctive house of elegant yet manageable proportions. The house has its origins dating as far back as 1596 although at various times there have been alterations and additions. The house which extends to 1 storeys is principally of stone construction, externally walls are painted white with contrasting green paint at windows and mullions. Above the main door which is in the centre of the front elevation of the house are crests which comprises historical dates. These crests dating 1596 and 1795 we believe refer to the Kennedy clan.

The house provides a lovely light interior which is configured as follows: Entrance Vestibule with arched double leaf timber and glass doors, terrazzo floor and timber/ acid etched glass inner door to hall. The Hall affords access to the living room, dining room, study , morning room and stair with timber balustrade to first floor. The Living Room has a wide bay window to front, fireplace and glass fronted display alcove. The Dining Room, with wide bay window to front has fireplace, glass fronted display alcove. Both reception rooms have picture rails. The Study is to the rear and has timber / glass double leaf doors through to Garden Room. The Morning Room, with window to rear is a bright space with Rayburn (not working) and corner cupboard. The morning room opens through to the kitchen. The Kitchen, with windows to side and rear is fitted with cabinets at base mounted level and with inset sink with mixer tap and dining space.

Upstairs at the half landing there is a window to rear with an acid etched glass panel. At mezzanine level there is access to a shower room and bathroom. The Shower Room, with window to side comprises a shower stall with electric shower unit, wash hand basin, w.c. and built in cupboard housing hot water cylinder. The Bathroom, with windows rear and side comprises roll top bath, wash hand basin and w.c. At first floor level there is a landing which provides access to 4 bedrooms and box room. Bedroom 1 and 2 are large double bedrooms with wide bay windows to front, both rooms have fireplaces and bedroom 1 has a further window to side. Bedrooms 3 and 4 are to the rear of the house. The third bedroom enjoys a particularly attractive outlook across neighbouring properties towards fields and surrounding hillside forming Stinchar valley. Bedroom 3 and 4 can be fairly described as double bedrooms. Completing the accommodation is a Box Room which has a distinctive arched window to front. In this room is a cabinet housing the electrical switch gear.

Windows are single glazed predominantly in timber sash casements. Heating is by way of electric storage heaters.

The Yett comprises grounds which extend to about 0.734 acre (plan on page 9) which are predominantly planted and wooded forming an embankment sloping down to the edge of a neighbouring field. There is an area of garden immediately behind the house, this is walled and which is gravelled and is planted with spring bulbs, daffodils, bluebells and wild garlic.

In terms of outbuildings there is a gardeners w.c., stone built out house and 2 further garden stores (ideal for log storage etc.).

A most charming property in a lovely village setting and situated amidst delightful countryside.
