Living Room Living Room Kitchen Bedroom 1 Bedroom 2 Shower Room View from front Back Garden

Description
Situated in a very good position in the village of Dailly this 2 bedroom house enjoys a delightful outlook towards the surrounding country side on the edge of the village.

The house, which will have it′s origins dating from circa 1950 is brick built with a pitched roof overlaid with tiles. The property further extends to provide garden spaces which are to the front and rear of the house.

This has been a well cared for home. The house extends to 2 storeys and provides accommodation comprising: Entrance Hall with double glazed uPVC front door and window to front. From the hall there is a timber/glass door to the living room and stair off to first floor. There is also a cabinet housing the electrical switch gear. The Living Room, with window to front, is a decent size and comprises an open fire in a tiled fire place. The open fire has a back boiler which in turn heats radiators and domestic hot water. There is a timber and glass door from the living room through to the kitchen. The Kitchen, with window to rear, comprises base and wall mounted cabinets primarily along one wall and which further extend to provide stainless steel sink unit. There is ample space within the kitchen for dining. From the kitchen there is a double glazed uPVC door to the garden and also a built in cupboard under stair. The kitchen while being perfectly serviceable would benefit from a degree of modernisation but there is plenty of space which would afford for refitting.

Upstairs there is a landing which provides access off to two bedrooms and the shower room. Ceiling hatch to loft. Bedroom 1 is a good size double room with window to front. Excellent views across the surrounding countryside. There is a built in wardrobe. Bedroom 2, with window to rear, is another double bedroom. The Shower Room, with window to rear, comprises an easy access low threshold shower stall with mixer shower over, wash hand basin & WC. The walls in the shower stall are in wet wall finish while the remaining walls are tiled.

Windows are double glazed in uPVC casements and as earlier mentioned central heating is by way of solid fuel (back boiler).

The front garden comprises a space laid in gravel with planted border surround. Steps and paved path to front door. The back garden is enclosed by timber paling fence and is predominantly down in lawn. Timber potting shed.

This is a good house in a good location. Viewing is strongly advised.

The village of Dailly is approximately 6 miles east of Girvan and it lies in the heart of the Girvan valley within superb rural surroundings. The property is well situated within the village for easy access to shopping facilities, the primary schools and all other amenities within Dailly. The village provides a McCalls store, smaller village shop/post office, primary school with nursery, community centre and library. Also within the village can be found a doctors surgery with dispensary and activity centre. There is a motor repair garage and MOT centre. Surrounding the village are excellent routes for walking and cycle trails and close by the village is an 18 hole parkland golf course, Brunston Castle. There is fishing on the water of Girvan (salmon, trout and sea trout) and also on the renowned River Stinchar.
