Description
This delightful rural property comprises two residential elements, namely, Ar-Tigh a detached, extended single storey cottage and The Bothy, a modern detached single storey cottage.

Both dwellings enjoy south facing aspect across adjoining farmland and in fact the entire property is surrounded by fields. Ar-Tigh will have its origins dating to circa 1850 and extended in the 1970ís. Ar-Tigh is predominantly of random stone construction under a pitched slated roof. The Bothy is of timber frame block built construction under a slate/tile roof. The property was purpose built to provide an independent living space and is currently being used as a successful self-catering holiday cottage complete with full disabled access and facilities. With superb views over the rolling Galloway Countryside and, with good visibility, of the Mountains of Mourne in Ireland together with the Isle of Man, The Bothy provides an idyllic setting for families looking to explore this beautiful location and the perfect base from which to unwind and relax. To view more details on this business dynamic please go to www.visitscotland.com. At present The Bothy is a well established holiday let business and there could be potential for both of the cottages to be used for this purpose if one or other was not used as a permanent residential home making this a very versatile establishment.

Ar-Tigh provides a good range of accommodation arranged over one level to comprise: hallway with sliding patio door from paved terrace and built-in storage cupboard with sliding doors. The hallway provides access to living room, two bedrooms, shower room and a rear vestibule. The spacious living room enjoys a triple aspect with windows facing south, west and north. In the living room there is a fireplace in Westmorland stone and fitted within this space is a wood burning stove. Bedroom one has a double aspect with windows west and east while bedroom two has a single aspect south and two built in wardrobes with sliding doors. The shower room which has window facing east is partially tiled and has fittings which comprise walk-in shower cubicle with mains shower and rainfall showerhead, back to wall w.c., wash hand basin set in vanity unit and ladder style heated towel rail. The rear vestibule provides access to the dining / kitchen and also in this area is a built in cupboard with plumbing for washing machine and also a cloak recess. A double glazed uPVC door affords access to the rear garden. Completing the accommodation is the dining / kitchen which has double aspect windows south and north. The kitchen is equipped with a range of base and wall mounted cabinets in a light oak effect finish and a varnished timber floor. The units provide for an integrated hob, oven, extractor canopy and fridge freezer. The kitchen / diner is of L shape configuration and affords ample space to dine.

The Bothy is entered by way of a paved ramp to a uPVC double glazed door, which opens into the hall. The spacious hall has a varnished timber floor and from the hall there is access off to the living room, kitchen, two bedrooms and the wet room. Within the hall there is a hatch to attic space and a built in cupboard housing the apparatus for the ground source heat pump. Through to the open plan living/kitchen area by way of archway the varnished timber floor continues. The living room / kitchen area is a light and airy space with triple aspect windows west and east and double glazed door south to a paved terrace and ramp access. The kitchen space is fitted with a range of base and wall mounted cabinets and an integrated hob and extractor canopy. Integrated appliances also include a fridge freezer and dishwasher. The main bedroom accommodates a double bed and this room has window west and a double glazed uPVC door east and varnished timber floor continues in this room. The second bedroom is a twin and has built in wardrobe and varnished timber floor and window east. The wet room is fully tiled with east facing window and is fitted with a white suite comprising, wash hand basin, w.c. and mixer shower.

Both dwellings are well presented and double glazed in uPVC casements. Central heating is by way of a ground source heat pump. The apparatus controlling this system is located in The Bothy and the system also links through to Ar-Tigh. The Bothy has under floor heating while it is radiators in Ar-Tigh. Ar-Tigh is also fitted with photo voltaic panels (pv panels) . The presence of the ground source heat pump and the pv panels make for very economical running of the two dwellings.

The well established and attractively planted garden in the main extends around Ar-Tigh. Immediately in front of Ar-Tigh is a planted space which incorporates a variety of herbaceous and perennial plants together with palm trees. A gravelled drive sweeps in front of Ar-Tigh and round to The Bothy and here there is ample parking space. At the north/west side of Ar-Tigh is a paved terrace surrounded by raised planted beds and a vegetable plot. There is a timber built summerhouse and workshop with power and light. Around The Bothy the ground is mainly gravelled and paved for easier upkeep. There is a timber shed with light and power and also a timber frame greenhouse which is attached to the south elevation of The Bothy.
