Living Room Kitchen Dining Room Bedroom 1 Bedroom 2 Attic Front Garden Entrance

Situated in a delightful sheltered position in a wooded glen this lovely detached house, which stands in its own pretty and well established garden, enjoys a wonderful rural setting with outlook toward woodland and backing onto meadow.

The substantial house was built circa mid 1930s and is brick built under a pitched and hipped roof overlaid with slate. With the exception of the utility room, windows are double glazed in either uPVC or aluminium casements and central heating is by way of oil.

The living space is arranged all on the level to comprise: Entrance Vestibule with hardwood front door, quarry tiled floor and timber/glass inner door to hall. The L shaped hall provides access to the living room, dining room, 3 bedrooms and bathroom. There is a narrow, open timber tread stair to the attic. The Living Room is an attractively proportioned reception room with bay window to front, multi-fuel stove on a tiled hearth with tiled fascia and oak over mantle. The Dining Room, with window to side, is a further decently proportioned reception room which opens directly through to the kitchen. The Kitchen, with window to rear, comprises cabinets extending at base level, inset stainless steel sink with mixer tap, ample work surface space, tiled floor and a pulley. There is a timber door which opens through to the side vestibule. The side vestibule/utility space has a timber/glass door, single glazed window to side in timber casement, tiled floor and plumbing for automatic washing machine and dishwasher.

Bedroom 1 is to the front and has a wide bay window. Bedroom 2 has a window to side and Bedroom 3 has a window to rear with a built in wardrobe and built in cupboard. All three bedrooms can fairly be described as good sized doubles. The Bathroom, with side facing window, comprises a wash hand basin, bath with mixer shower over and WC and walls tiled to height.

The interior of the house is spacious and is in good decorative order throughout. Timber doors, skirtings and architraves are original and most of the rooms have picture rails.

The house further comprises a large attic approx 20′10′′ x 25′ at widest points. The attic space is floored and lined and there are Velux windows (timber casements) side and rear. From the attic there is further access to the roof space by way of hatches. The attic space affords tremendous development possibilities for adaptation to create more accommodation.

The garden spaces surrounding the house are generally well maintained and in good heart. The property is entered by way of double timber gates on brick piers, the gates open on to a wide mono blocked driveway which sweeps up to the front of the house and also affords access to the garage. There is a level lawn in front of the house with planted border and this section of the garden is bounded by a mature beech hedge. There is a garden area to the south side of the house which is enclosed by hedge and incorporates planted borders and a raised border. To the rear of the house is a paved area and further planted borders, fruit shrubs and apple trees. Here can be found the external cabinet for the central heating boiler. There is access from this area to the brick built, slate roofed outbuilding which is attached to the back of the house. This outbuilding is approx 12′1′′ x 6′1′′ and has a single glazed window, concrete floor, light and power. The garage, which is detached, is formed by way of timber frame and corrugated tin sides and roof and concrete floor. The garage has power and is where the oil tank is housed.

A lovely home in a lovely setting.
