  • Completion of paperwork in line with lender requirements for buy-to-let mortgaged properties.
  • Collection and forwarding of security deposit and first months rent to landlords nominated account.

Throughout the term of a Private Residential Tenancy Galloway & Ayrshire Properties can deal with your ongoing requirements which may include:

  • Issuing of appropriate rental increase paperwork
  • Termination of tenancy through serving of a Notice to Leave
  • Periodic property inspections
  • Dealing with tenant enquiries including maintenance issues.

Property Management

Galloway & Ayrshire Properties already provide a full Management service for a number of both resident and non-resident landlords with properties ranging from single residential dwellings to mixed commercial and residential portfolios. In addition to the elements outlined above we also provide the following services:

  • Collection and forwarding of rent to a nominated account
  • Placement of deposits with an approved deposit protection scheme
  • Reporting for Income tax and HMRC compliance requirements for non resident landlords
  • Detailed monthly accounting and reporting to landlord and 3rd parties as required e.g. accountants, banks etc.
  • Instruction and payment of contractors for essential repairs (in compliance with a pre-determined limit)
  • Tracking of rental payments and management of arrears including liaison with local council regarding benefit payments
  • Management of gas safety certification and PAT requirements
  • Automatic re-advertisement and tenant finding service following termination of lease.

Property Factoring

The Property Factors Register was established under the Property Factors (Scotland) Act 2011. In Scotland a property factor manages and maintain the common parts of land or property owned by more than one homeowner, for example the stairways, hallways and lifts in a tenement flat, or, the commonly owned or used parts of residential land, for example the common gardens or amenity areas in a housing estate. This land may be owned jointly by all or some of the homeowners or by someone else.

Homeowners may:

  • have to use the services of a property factor because it’s in the title deeds of the property
  • have agreed with other homeowners to hire a property factor formally through a scheme
  • arrange the services for maintaining common areas themselves, either collectively or individually
  • have no formal arrangement for maintaining common areas
  • Property factors have a code of conduct, which sets out the minimum standards they must meet. It also describes the details that must be included in the written statement of services, setting out the terms and service delivery standards of the arrangement between the property factor and the homeowner. You can find the code of conduct on the Scottish Government website
